1. Who must complete an application and what are the requirements?

Anyone who would be staying in the home over 18. There is a $60 fee per application and credit and criminal reports will be run once the fee is submitted

3. If applicant is self-employed and doesn’t have pay stubs, what do they do?

Please send any additional proof of income you may have. If the income is commission-based, we will need documentation covering the past two years. If you receive VA benefits, Social Security benefits, pension income, or any other recurring income, please provide supporting documentation for those as well.

4. How much is the standard security deposit?

1 month’s rent for the security deposit, goes up based on credit

5. When is rent due if my move-in date is late in the month?

If your move-in date falls on or after the 20th of the month, you will need to pay prorated rent for the remainder of that month and the full rent for the following month before moving in.

6. Do you allow Pets?

Pets may be allowed on some properties and not others. Please call or text us to confirm whether pets are permitted for the specific property you are interested in.

If pets are allowed, additional pet fees and restrictions may apply depending on the property and owner requirements.

7. Is renter's insurance required?

The tenant must:

* Obtain renters insurance with at least $500,000 in liability coverage.

* List the landlord (JO Rentals LLC) as additional named insured.

We can provide tenants with rental policies that meet these requirements, including through Lloyd’s of London

8. Automatic Denials?

* Prior Eviction(s) in the last three years
* Identity cannot be verified
* Income cannot be verified
* Open bankruptcies or bankruptcies in the last 2 years
* Insufficient income – Income must be at least three times the month’s rent
* Any landlord collection in the past 3 years
* Overdue debt of $5,000 or more, including balances on outstanding civil judgments (does not include student loans or medical bills/debt)
* Misrepresentation(s) or falsifications of application

9. How to get access to the property?

From the Menu, select “Renters,” then click on “Request a Tour.”

10. How to apply for the rental?

From the Menu, select "Renters" then click on “Rental Application”.

11. What other fees do I need to pay to move in?

Aside from the security deposit, first month's rent, and any pet fee, the only additional fee is a one-time $200 administrative fee.
